HISTORIC PRESERVATION

FACADE RESTORATION

Bank building brick and wood facade.  Restoring original character while maintaining modern conveniences for clients, such as ATM machine.

Problem:  Owner within an historic district requests to restore building facade back to its original charm while installing modern necessities for their business, such as ATM machine, low-e reflective glass, and low exterior maintenance.

Solution:  Utilize modern treated lumber for lower maintenance.  Use high-tech elastomeric coatings to keep lumber waterproof and salt resistant from continuous sidewalk salting.  Recess ATM machine so as not to detract from historic facade.

 

 

Installation of new brackets and cornice.  Masonry re-pointed and windows repaired.

Problem:  Ornamental wooden brackets and cornice work had rottedoff 20 years ago.  Mortar and brick in need of moderate repairs.

Constraints:  Retailer in operation during restoration.  City sidewalk had to remain open during construction.

Solution:  Study historic photographs to design new cornice work.  Repoint masonry, patch brick.

 

Cleaning 110 foot level clock tower dome.

Problem:  Continuous leaks of the dome structure throughout the years have caused structural failures of the supporting iron work.

Constraints:  Lead based paint.  Due to grant conditions, work had to begin immediately in the fall and be completed by early spring.

Solution:  Remove all corroded and deteriorated structural support systems.  Install new structural supports.  Waterproof the entire exterior cladding system with elastomeric roof grade coatings.

 

New tile roof being installed adjacent to base coating of stucco at Gull Lake mansion.

Problem:  Deteriorated stucco and rotted wood trim.

Solution:  Remove deteriorated stucco replacing with reinforced lime putty stucco.  Replace rotted wood with new cypress.
