Deteriorated mortar joints are located, removed and repointed with a strength, porosity, color and weathered matching mortar.

Problem:  Interior leaks, deteriorating mortar joints, stained dirty stonework.

Solution:  Selective repointing, moderate cleaning to remove deleterious algae growth while keeping the aged patina.

 

 

 

MASONRY ANCHORING

Building Restoration employees cut full depth expansion joints.  Once restraint has been relieved, a series of 22,000 stainless steel anchors are installed.

Problem: Severe cracking in brick on entire face.

Constraints:  Hotel in full operation during the entire restoration program.

Solution:  Perform an engineering study to assign causes of cracking.  Install a series of 22 full depth expansion joints.  Install 22,000 stainless steel masonry anchors.

 

 

Stone cross damage is inspected with church official.

Problem:  Stone cross damaged by lightening strike.

Constraints:  Immediate response required to prevent falling.

Solution:  Epoxy inject cracked section of stone.  Install flexible seal at stone base.

 

 

LIGHTHOUSE PRESERVATION
 

Brick surface is patched, caulked and repointed prior to cleaning to prevent moisture damage to interior surfaces.

Problem:  Damaged brick from previous mechanical upgrades.  Moss and lichen growth on limestone surfaces.  Signs painted on brick and stone.  Deteriorated mortar.  Heavily deteriorated chimney.

Constraints:  Building open to tourists during restoration.

Solution:  Strip painted stone and brick surfaces.  Replace damaged brick.  Repoint mortar joints.  Clean building.  Seal stone.

 

 

STONE PATCHING and MORTAR REPOINTING PROCESS.
  After curing, stone will be waterproofed.

Problem:  Deteriorating, rusting non-insulated windows.  Deteriorated mortar joints.  Deteriorated stone trim.  Leaks in building interior.

Constraints:  Historic restoration required.  Library in operation during restoration.

Solution: Replace all windows with low-E insulated units.  Selective repointing.  Stone patching and coating.

 

 

Deteriorated portions of mortar are removed to sound substrate.  Replacement repointing mortar matches so that only a trained eye can tell the new mortar from old.

Problem: Moderate soiling of building.  Deteriorated mortar joints.  Freeze/thaw damage to sandstone.  Leaks into building interior.

Constraints:  Public facility in operation full-time.

Solution:  Clean building.  Repoint deteriorated mortar joints.  Seal perimeter windows.

 

 

 

INTERIOR MASONRY REPAIR and CLEANING.
Cleaning 70 years of soiling and staining off of stone and plaster.  This will be followed with plaster repairs, stone joint repointing and painting.

Problem:  Dirt, soot and water leak stains on building interior.  Deteriorated plaster from years of water leaks and mechanical changes.

Constraints:  Church sanctuary in use during months of work.

Solution:  Clean stone utilizing a wet-poultice system.  Repair deteriorated plaster and mortar.  Paint interior plaster.
